Bu t\u00fcr arazilerin hobi bah\u00e7esi veya benzeri ama\u00e7larla kullan\u0131lmas\u0131, gerekli kontroller yap\u0131lmadan ger\u00e7ekle\u015ftirildi\u011finde ciddi sorunlara yol a\u00e7abiliyor.<\/p>\n<p>Yeni d\u00fczenleme, hem tar\u0131m alanlar\u0131n\u0131n korunmas\u0131n\u0131 hem de t\u00fcketicilerin yan\u0131lt\u0131c\u0131 pazarlama y\u00f6ntemlerinden korunmas\u0131n\u0131 hedefliyor. \u00d6zellikle kooperatifler arac\u0131l\u0131\u011f\u0131yla yap\u0131lan uygulamalara y\u00f6nelik s\u0131k\u0131 s\u0131n\u0131rlamalar getirildi.<\/p>\n<p>Kooperatifler Kanunu&#8217;na tabi kooperatiflerin, tar\u0131msal niteli\u011fi korunacak alanlarda m\u00fclkiyet edinmesi k\u0131s\u0131tland\u0131. Tar\u0131m ama\u00e7l\u0131 faaliyet g\u00f6steren kooperatiflerin m\u00fclkiyet edinimi ise Tar\u0131m ve Orman Bakanl\u0131\u011f\u0131&#8217;n\u0131n iznine tabi olacak. Bu sayede tar\u0131m d\u0131\u015f\u0131 ama\u00e7larla kurulan kooperatiflerin tar\u0131m arazilerini hobi bah\u00e7esi modeline d\u00f6n\u00fc\u015ft\u00fcrmesi engellenmeye \u00e7al\u0131\u015f\u0131l\u0131yor.<\/p>\n<p>Kanunun dikkat \u00e7eken bir di\u011fer d\u00fczenlemesi, izinsiz yap\u0131 ve tesislere elektrik, su ve do\u011falgaz aboneli\u011fi verilmesinin yasaklanmas\u0131 oldu. Gerekli izinler al\u0131nmadan in\u015fa edilen yap\u0131lara altyap\u0131 ba\u011flant\u0131s\u0131 sa\u011flanamayacak. Kurallara uymayan kurum ve kurulu\u015flara her abonelik i\u00e7in 100 bin lira ceza uygulanacak.<\/p>\n<p>\u00d6zelmac\u0131kl\u0131, vatanda\u015flar\u0131n tarla, ba\u011f veya bah\u00e7e projelerine yat\u0131r\u0131m yapmadan \u00f6nce resmi belgeleri incelemeleri gerekti\u011fini vurgulad\u0131. Tapu, imar durumu ve yap\u0131 ruhsat\u0131 gibi belgelerin mutlaka ara\u015ft\u0131r\u0131lmas\u0131 gerekti\u011fini ifade etti.<\/p>\n<p>Emlak profesyonellerinin de yaln\u0131zca sat\u0131c\u0131 beyanlar\u0131na g\u00fcvenmemesi gerekti\u011fini belirten \u00d6zelmac\u0131kl\u0131, tar\u0131m arazilerinin pazarlanmas\u0131nda belgeye dayanmayan vaatlerden ka\u00e7\u0131n\u0131lmas\u0131n\u0131 \u00f6nerdi.
